COMMERCIAL-Facility Feasibility Session

from $2,920.00

Before You Sign a Lease or Start Construction…

You need to know one thing:

Can this space actually be approved, built, and operated the way you’re envisioning, without unexpected costs or delays?

Most people skip this step…
…and find out too late that:

  • Bathrooms aren’t compliant

  • ADA requirements trigger redesign

  • Plumbing or occupancy classification changes the scope

  • The city requires more than expected

That’s where projects go sideways.

This session is designed to prevent that.

What This Session Does

This is a pre-design, pre-permit strategy session that defines your entire path forward before drawings begin.

We analyze your space, your intended use, and the city requirements to give you:

✔ A clear yes / no on feasibility
✔ A defined change-of-use path
✔ A code-compliant layout strategy
✔ A realistic scope of required upgrades
✔ A precise roadmap for permit drawings (so you don’t overspend)

What’s Included

1. Pre-Meeting Code & Document Review

  • Review of your existing floor plans (if available)

  • Preliminary zoning + occupancy classification analysis

  • ADA + accessibility considerations (restrooms, circulation, clearances)

  • Identification of potential red flags before we meet

2. In-Person Strategy Session (Troy Office)

A working session with a multi-disciplinary team approach:

  • Layout + facility planning strategy

  • Change-of-use classification walkthrough

  • ADA + restroom compliance evaluation

  • Plumbing and fixture requirement analysis

  • Patient flow + operational layout refinement

  • Phasing strategy (build only what you need now vs later)

You will walk away understanding:

  • What you can do

  • What you should do

  • What you must do to get approved

3. Consortium-Level Expertise (Handled For You)

This is not a single-person opinion.

You are getting coordinated input from:

  • Design Lead (Layout + feasibility analysis)

  • Senior Code Specialist (city strategy + compliance path)

  • Engineering coordination (if required, not assumed)

You do not need to assemble a team —
we handle that structure for you.

4. Defined Project Roadmap

After the session, you will have:

  • A clear scope of work for construction drawings

  • A priority list of required vs optional upgrades

  • A strategy to avoid rework, delays, and overbuilding

5. Detailed Project Proposal (Post-Session Deliverable)

Following the strategy session, you will be provided with a clear, itemized proposal for next steps, based directly on the decisions and findings from our meeting.

This includes:

  • A defined scope of architectural services required for your project

  • Identification of any engineering or specialty coordination (only if necessary)

  • A phased approach to drawings and approvals (so you don’t overcommit upfront)

  • Transparent pricing tied to the actual requirements of your space — not assumptions

This ensures that when you decide to move forward, you are doing so with:

✔ A fully defined plan
✔ A clear understanding of costs
✔ A team already aligned on execution

Who This Is For

This is for you if:

  • You are considering signing a lease and want to avoid risk

  • You are unsure what the city will require

  • You want to minimize construction costs by building only what’s necessary

  • You want clarity before committing to full design and build-out

Investment

$2920 – $4,820

Final fee depends on:

  • Availability and quality of existing drawings

How the Fee Works

  • This is a standalone, nonrefundable strategic service

  • If you move forward with the full design,
A portion of this fee is credited toward your project

What Happens Next

  1. Submit existing drawings (if available)

  2. We perform initial code and feasibility analysis

  3. Schedule your in-person strategy session

  4. Walk away with a clear, confident path forward

Important

This is not a generic consultation.

This is the step that determines:

  • Whether your project is viable

  • How much will it actually cost

  • And how to move forward without expensive mistakes
